Why a Frozen Condensate Pipe Kills Your Hot Water
In the UK, January is the peak month for frozen condensate pipe callouts — search interest for 'frozen pipe repair' surges by over 600% compared to summer months. A condensate pipe carries acidic waste water from a condensing boiler to an external drain. When temperatures drop below freezing, this pipe — often routed externally or through an unheated space — can ice up completely, causing the boiler to lock out and display a fault code.
The result: no heating, no hot water, and a fault code on the boiler display. The good news is that the emergency fix is straightforward. The bad news is that a freeze event often damages other components in the system — particularly on unvented hot water cylinders — that need inspecting and potentially replacing once the pipe has thawed.
Step 1 — The Emergency Thaw Procedure
Before ordering any parts, get the system running again:
- Locate the frozen section. The condensate pipe is usually a white or grey plastic pipe (often 21.5mm or 32mm) running from the boiler to an external drain or soakaway. The frozen section is typically where it exits the building or runs along an external wall.
- Apply gentle heat. Pour warm (not boiling) water along the frozen section, working from the drain end back towards the boiler. Alternatively, wrap the pipe in a warm, wet cloth or use a hot water bottle. Never use a blowtorch or heat gun — the pipe is plastic and will melt.
- Reset the boiler. Once the blockage clears, reset the boiler following the manufacturer's instructions. Most will restart normally within a few minutes.
- Check for leaks. Inspect the full length of the condensate pipe for cracks caused by ice expansion. A cracked pipe must be replaced before the boiler is left running unattended.
If the boiler won't restart after thawing: the freeze may have triggered a secondary fault. Check the boiler display for fault codes and consult the manual, or call a Gas Safe registered engineer.
Step 2 — Check Your Unvented Cylinder After a Freeze

If your property also has an unvented hot water cylinder (such as a Megaflo), a freeze event can cause pressure spikes that damage key safety components. Even if the cylinder appears to be working normally, inspect the following before the next cold snap:
Pressure Relief Valve (PRV)
A pressure spike caused by a partial freeze can cause the PRV to lift and discharge. Once a PRV has lifted, the valve seat may not reseal cleanly, leaving it weeping continuously. A weeping PRV must be replaced — do not cap the discharge pipe.

Expansion Vessel
Pressure fluctuations during a freeze can stress the expansion vessel diaphragm. Check the pre-charge pressure using a tyre gauge at the Schrader valve — it should read approximately 3.0 bar (check your cylinder manual). A zero reading means the diaphragm has failed and the vessel must be replaced.

Immersion Heater Element
If the cylinder was partially drained or ran dry during the freeze event, the immersion element may have been exposed to air and overheated. Test with a multimeter before assuming the element is healthy — a failed element will read open circuit (OL) between terminals.

Thermostat & Thermal Cut-Out
A pressure spike or dry-run event can also trip the thermal cut-out (TCO) on the immersion heater. If the cylinder has power but isn't heating, press the reset button on the thermostat assembly. If it won't reset or trips again within a few heating cycles, replace the thermostat.

Step 3 — Prevent It Happening Again
Once the immediate fault is resolved, take these steps before the next cold snap:
- Insulate the condensate pipe. Fit foam pipe lagging to any external or exposed sections. This is the single most effective preventive measure and costs very little.
- Reroute internally if possible. A Gas Safe engineer can reroute the condensate pipe internally to an internal drain, eliminating the freeze risk entirely.
- Set a frost protection temperature. Most modern boiler programmers have a frost protection setting that fires the boiler briefly when temperatures drop near freezing — check your programmer manual.
- Service your unvented cylinder annually. An annual G3 service will catch a failing expansion vessel or PRV before a freeze event turns a minor fault into an emergency.
